The One-Year Workmanship Guarantee

Every job we complete is guaranteed for one year from the date the work is finished. That means drywall, plumbing, painting, bathroom remodels, carpentry, tile work. Whatever we did. If it fails within that window, we come back and correct it at no charge. No runaround. No finger-pointing. We own it.

This is not fine print buried at the bottom of a contract. It is the standard we hold to on every job. We are licensed under MHIC #112963, which means the state of Maryland holds us accountable, not just our own word.

Why We Give Recommendations

Jacob has been in the trades since 2006. When he looks at a job, he sees what it actually needs. Not what looks good on an invoice. Not what adds the most to a bill. What the job genuinely requires to be done right and to hold over time.

Every recommendation we give is there because the work requires it. We have completed over 5,700 jobs in Montgomery County. We have seen what holds and what does not. We have seen repairs that looked fine for six months and then failed because one step was skipped. Jacob does not give recommendations to fill a bottom line. He gives them because he has watched jobs go wrong when they are ignored, and he is not willing to put his name on that.

When we tell you something needs to be done, it needs to be done. That is the only reason we say it.

What Happens When a Recommendation Is Declined

This is the part most contractors skip over. We do not.

If we provide a recommendation in writing, you decline it in writing, and the issue we flagged is what causes a failure later, that specific failure is not covered under the guarantee. Not because we are looking for a reason to walk away from the work. Because we told you what was needed, we documented it, and the outcome was predictable from the start. The guarantee covers our work. It does not cover the result of a decision made against our written advice.

We document every recommendation on every job. Written quotes. Written scope. When something is declined in writing, both sides have a clear record of what was agreed to and what was not. There are no surprises later.

We Do Not Take Every Job

If a customer wants to piecemeal a repair and we know it will not hold, we say so. We explain why. If they want to proceed anyway, we decline the job. We would rather lose the work than complete something we know is going to fail and put our name on it.

The guarantee covers all labor and workmanship performed by Property Renovators Handyman Services. If our installation, repair, or construction work fails within one year, we fix it. This applies to every service we offer: drywall, painting, plumbing repairs, bathroom work, carpentry, tile, and all other handyman services.
The guarantee does not cover failures that result from written recommendations we provided and you declined, manufacturer defects in materials, damage caused by misuse or abuse, modifications made by third parties after our work was completed, or work not performed by Property Renovators Handyman Services.
The work we completed within the approved scope is covered. If the failure is related to a recommendation we put in writing that you declined, that specific issue is excluded from coverage. We document every recommendation and every declined item so both sides know exactly what was and was not agreed to.

The guarantee covers how materials are installed. If something fails because of how we installed it, that is covered. If a material fails because of a manufacturer defect unrelated to installation, that falls under the manufacturer's warranty, not ours. We will help you navigate that if it comes up.
Because we guarantee our work. We only take jobs we believe can be done right. If a customer wants to piecemeal a repair and we know it will not hold, we say so. If they still want to proceed, we decline the work entirely. We would rather turn down a job than complete something we know is going to fail and put our name on it.
The guarantee only applies to work completed by Property Renovators Handyman Services. If a third party modified, repaired, or worked on the same area after our job was finished, we cannot be responsible for how that affected our original work.
